Stunning Furniture
We don’t have an economy package. At Jake David, everyone flies first class.
A Record Player
Every home features a record player with a retro vinyl—whispering nostalgia and reminding you to exhale and belong.
Original Art
Every home we stage includes one original art piece—by Jake or a local Austin artist who moved us. A little soul goes a long way.
Off Duty Fire Fighters
We hire off-duty firefighters to help us move. They’ve got the muscles and the truck-driving skills to handle even the heaviest pieces—plus, they show up on time (because saving the day is kind of their thing).

Homes are staged for a minimum of 30 days, as this is the standard rental period for staging furniture and décor. If the home sells quickly, staging can be removed early, but the full month’s fee still applies.
For homes that take a little longer to sell, staging can be extended on a month-to-month basis. The ideal staging duration depends on market conditions, buyer interest, and your selling strategy.

Yes, we only stage vacant homes to ensure we have complete control over the design and presentation from start to finish. This allows us to create a polished, cohesive look that maximizes the home's appeal to buyers without working around existing furniture or décor.
While some stagers offer occupied home staging, we specialize in vacant properties to deliver the best results. If you need occupied home staging, there are plenty of great options available—we simply focus on what we do best!

Yes, staging has been proven to help homes sell faster and often at a higher price. Professionally staged homes create a stronger first impression, helping buyers visualize themselves in the space. Studies show that staged homes tend to sell sooner than unstaged homes and can even receive higher offers by making the property feel more inviting and move-in ready.
